Multi-tenant tenancies

A tenancy can have multiple tenants (joint and several). Each gets their own portal login.

Rent schedule

When you create a tenancy, the system generates a monthly rent schedule automatically based on start date + rent amount. You can override individual months for prorating.

Logging a payment

Tenancy → Rent ledger → click any month → Log payment. Enter amount, method, reference. The schedule shows green/amber/red based on payment status.

Automatic reminders

Letfold emails the tenant about each rent payment:

• 3 days before it is due
• On the due date
• 3, 7, 14 and 21 days overdue

From 7 days overdue, the landlord is emailed too. If the tenant has a mobile number and your agency has connected Twilio, they also get a text 3 days before rent is due.

Turn these off per agency at Settings → Email → Notification toggles: Rent reminders covers the emails before and on the due date, Rent overdue alerts covers everything after.
