Free UK rent estimator

30 seconds. No signup. Honest range — no inflated numbers.

Estimate based on UK postcode-area averages. Not a formal valuation. Built by Letfold.

How the rent estimate is worked out

The estimator starts from a typical monthly rent for a two-bedroom home in the property's postcode area, then adjusts for the number of bedrooms and the details you enter. It returns a range rather than a single figure.

The area figures are a 2026 lookup table blended from published rental market reports. They are updated by hand, so treat the result as a starting point for a conversation with a landlord, not as a valuation.

Before you agree an asking rent, check live comparable lets on the portals and your own recent lets in the street. Since 1 May 2026 you must also advertise a let at a stated rent and cannot invite or accept offers above it.

Frequently asked questions

How accurate is the rent estimate?

It is indicative. It uses postcode-area averages and adjusts for the property, so it will not reflect a specific street, condition or local demand. Use comparable lets to set the final rent.

Does it work for every UK postcode?

It covers the most-searched postcode areas across England, Scotland, Wales and Northern Ireland. Areas not in the table fall back to a national figure, which is less precise.

Can I accept offers above the advertised rent?

Not in England since 1 May 2026. The Renters' Rights Act requires a let to be advertised at a stated rent, and a landlord or agent cannot invite or accept offers above it.

How often can the rent be increased once a tenancy starts?

Once a year, using the Form 4A procedure with at least two months' notice.

Is the estimator free?

Yes. It is free with no signup.
