Important: this template is for properties in England only and is a starting point, not legal advice. Since 1 May 2026 private tenancies in England are periodic: there is no fixed term and no Section 21. Landlords must still protect the deposit, provide safety certificates and give tenants the information the law requires. See what changed. Have a solicitor review before signing, or use Letfold's full agreement system which handles compliance automatically.

About this tenancy agreement template

Since 1 May 2026, new private tenancies in England are assured periodic tenancies under the Renters' Rights Act. There is no fixed term, the tenant can end the tenancy with two months' notice, and a landlord can only end it using a ground for possession.

This template is written as an assured periodic tenancy. Fill in the landlord, tenant, property, rent and deposit details, and the completed agreement is sent to you as a PDF to check, sign and keep.

It is a starting point, not legal advice. Check it against the property and the tenancy before anyone signs, and take advice where the let is unusual.

Frequently asked questions

Can I still use a fixed-term tenancy agreement in England?

Not for new private tenancies from 1 May 2026. Under the Renters' Rights Act they are assured periodic tenancies, which run from one rental period to the next with no fixed end date.

Can a landlord still serve a Section 21 notice?

No. Section 21 no-fault evictions ended on 1 May 2026. A landlord now needs a ground for possession and serves notice on Form 3A.

How can the rent be increased?

Once a year, using the Form 4A procedure with at least two months' notice. The tenant can challenge the increase at the First-tier Tribunal.

Does this template work for Wales or Scotland?

No. It is written for England. Wales and Scotland have their own tenancy laws and their own model contracts.

Is the template free?

Yes. It is free to use, with no card needed. Letfold customers can also create tenancies and send agreements for e-signing inside the CRM.
