Best letting agent software in the UK (2026): what to compare and 8 options

Letfold Team Published 7 min read

How to compare letting agent software in 2026, what each of eight UK systems is built for, and the pricing models you will meet, with vendor sources.

There is no single best letting agent software. A two-branch agency that manages 300 tenancies needs something different from a sales-led firm that lets a few flats on the side, and both need something different from a landlord with twenty properties. The right question is which system is built for an agency like yours.

This guide sets out what to compare, then looks at eight systems sold to UK agents and what each is built for. We make Letfold, so it is on the list, described in the same terms as the others. Vendor facts were checked on each vendor's own website on 31 October 2026, and legal points were checked against gov.uk on 31 October 2026.

What "letting agent software" covers in 2026

The phrase covers at least four kinds of product, and many agencies run two or three of them side by side:

  • Agency CRMs that cover sales, lettings and property management in one system, such as Reapit, Alto and Street.co.uk.
  • Tenancy platforms that run the steps between an offer and a move-in: referencing, contracts, deposits, move-in money and rent chasing. Goodlord is the best-known example.
  • Property management and accounting tools built around rent, landlord payments and reporting, such as Arthur.
  • Repairs specialists such as Fixflo, which handle reporting, contractors and planned maintenance and plug into a CRM.

Before you compare names, decide which of these jobs you want one system to do, and which you are happy to leave to a specialist.

What to compare before you look at names

  1. Tenancy model. In England, new tenancies since 1 May 2026 are assured periodic tenancies, Section 21 has gone, possession uses Form 3A and rent increases use Form 4A once a year with two months' notice. Ask to see a new tenancy and the notices inside the product.
  2. Compliance tracking. Gas safety, EICR (every five years), EPC, HMO licences and Right to Rent follow-ups, each with an expiry and a reminder. Landlord registration opens on 15 December 2026 in the West Midlands and rolls out region by region, with registration numbers required on adverts, so ask where the number is stored.
  3. Rent, arrears and client money. Rent schedules, arrears flagged on the day, payment plans, bank reconciliation and landlord statements from the same records.
  4. Repairs. Tenant reporting, contractor quotes, landlord approval and the paid invoice.
  5. Portals. Separate logins for tenants, landlords and contractors cut inbound calls more than any other feature.
  6. The lettings pipeline. Enquiries, applicants, viewings and offers tracked to let agreed, and the sales pipeline if you sell.
  7. Pricing model. Per user, per property or unit, flat plans, or quote only. Model the cost at your current size and at double.
  8. Leaving. Data export in a usable format, contract length and any exit fee.

Our buyer's checklist for letting agent software covers the demo questions in more depth.

The eight options compared

The table records what each vendor says it is built for on its own website, and whether it publishes prices. Where a vendor shows no prices, it is marked "quote only".

Notes on each option

Letfold

Letfold is built for independent UK letting and estate agencies. Agency staff, tenants, landlords and contractors each get their own portal into the same records: properties, tenancies, rent and arrears, repairs, compliance reminders and documents. Enquiries, applicants, viewings and offers were added in September 2026, and a full sales section (valuations, instructions, offers, memorandum of sale and progression) in October 2026. HMOs can be let room by room on every plan. Rightmove and Zoopla feeds are not live yet. Plans are Starter £29, Pro £79 and Agency £199 a month, with a 30-day free trial and no card to start. See pricing.

Reapit

Reapit describes itself as "the leading estate agent software for UK agencies" and sells by agency size: single branch, multi branch and national. Its products include a sales CRM, a lettings CRM, property management, client accounts, bookings, a mobile app and a data warehouse, with an AppMarket of integrations. Prices are not published. Read our Reapit comparison.

Alto

Alto calls itself an estate and letting agent CRM for sales, lettings, property management and accounts, from a first office to a fiftieth. Its site highlights AI tools, built-in AML tools, e-sign, legal documents and a client portal in "one transparent price", free migration, and around 40 partner integrations including Goodlord and Fixflo. No prices are shown. Read our Alto comparison.

Street.co.uk

Street.co.uk is "the CRM built for modern estate agents", with sales CRM, lettings CRM, property management and client accounting, from single branch to national. Named features include an Enquiry Centre, sales progression, online bookings, branded client apps for vendors, buyers, landlords and tenants, and an agent app. Pricing is by demo.

Goodlord

Goodlord is a tenancy platform rather than a full CRM. Its site covers compliance, referencing, contracts, inventories and utilities, rent protection and buildings insurance, and tenant payments, where it says it will "collect move-in monies, manage holding deposits, and chase rent payments on your behalf", with reminders before rent is due and automated chasers when it is late. It integrates with CRMs rather than replacing them. No prices are shown. See Letfold vs Goodlord.

Arthur

Arthur is property management software for letting agents, self-managing landlords, student and social housing providers, covering residential, commercial and block management. It offers apps for property managers, occupants, contractors and owners, with financials, tasks, documents and workflows, and integrations with Xero, Rightmove, Zoopla, OnTheMarket, Fixflo and Signable. Its pricing page lists Standard at £82.50 a month including 55 units (£1.50 per extra unit), Professional at £96 including 60 units and Enterprise at £126 including 70 units, billed annually.

Fixflo

Fixflo is repairs and maintenance software: reactive repair reporting, workflow, planned preventative maintenance and compliance, with a contractor marketplace. It serves lettings, block management, commercial, build-to-rent, social and student housing, and sits alongside a CRM. Its lettings pricing is on request plus a £75 software fee a month, with a minimum of 50 properties and unlimited users.

Apex27

Apex27 is a cloud CRM for UK agencies covering sales, lettings and commercial, with lead tracking, diary, sales progression, reporting, call tracking, a client portal, a viewings manager and overdue rent reminders, plus Rightmove, Zoopla and OnTheMarket integrations. It is priced at £35 per user per month excluding VAT on a 30-day rolling contract, with a 30-day free trial.

How Letfold helps

Letfold is one system for lettings, sales and property management, with four portals on one record, compliance reminders on every certificate, rent schedules with arrears and bank CSV reconciliation, repairs with landlord-approved quotes, and e-signed tenancy agreements. It is priced as flat monthly plans from £29 rather than per user, and you can compare it with Reapit, Alto and Goodlord or see how it suits independent agencies.

Frequently asked questions

What is the best letting agent software in the UK?

It depends on your size and mix of work. Chains tend to use Reapit, Alto or Street.co.uk; independents compare flat-plan or per-user tools such as Letfold and Apex27; many add a tenancy platform like Goodlord or a repairs tool like Fixflo.

Does letting agent software need updating for the Renters' Rights Act?

Yes. In England new tenancies since 1 May 2026 are periodic, Section 21 has gone and the notices are Form 3A and Form 4A, so the tenancy templates and notice workflows must reflect that.

How much does letting agent software cost?

Published prices range from flat plans starting at £29 a month (Letfold) and £35 per user per month (Apex27) to per-unit plans from £82.50 a month (Arthur). Reapit, Alto, Street.co.uk and Goodlord quote on request.
